On the Suncoast
Financing for every chapter on the Suncoast.
Sarasota attracts retirees, seasonal residents, growing families and people working remotely. Many are buying from out of state, often while selling a home somewhere else. We help you line up the loan around that bigger plan.
A winter home, or a full-time one
Whether Sarasota becomes your primary residence or the place you spend the cooler months, the occupancy type shapes the loan. We settle that question at the start.
Retirement savings can qualify
Living on investments instead of a paycheck? Asset-based programs can use savings and investment accounts to qualify you.
Keys and bayfront insurance
Homes on Siesta, Longboat and Lido often mean flood zones, elevation certificates and a wind mitigation report. We help you collect quotes early so they do not hold up closing.
Buy here before you sell up north
A bridge loan can let you use equity in your current home to buy on the Suncoast first. It suits larger loan amounts and buyers who would rather move once.
Suncoast loans
Island homes, seasonal stays and first purchases.
A downtown condo, a new build in Wellen Park and a cottage on Siesta Key may each need a different lender. Tap any program to see the buyer it was built for.
Conventional
Primary residences and second homes from Bradenton to Venice, qualified according to how you’ll actually use the home.
Often a fit for: snowbirds and full-time residents with established credit.
Jumbo
Above $832,750 for island homes on Siesta, Longboat, Bird and Lido keys and larger Lakewood Ranch properties.
Often a fit for: Gulf-front and estate purchases.
Bank Statement & Asset-Based
Qualify from investment balances, retirement accounts or business deposits rather than a traditional paycheck.
Often a fit for: retirees, near-retirees and self-employed buyers.
Bridge
Buy on the Suncoast before your home up north sells. How bridge financing works.
Often a fit for: relocating buyers with larger loan amounts.
FHA
A lower down payment and forgiving credit standards, backed by FHA insurance. About FHA loans.
Often a fit for: first-time buyers in North Port, Bradenton and Palmetto.
VA
Benefits earned through service, with no down payment required for eligible borrowers. VA home loans.
Often a fit for: veterans retiring to the Gulf Coast and eligible surviving spouses.
DSCR Investor
Rental income qualifies the property; check city, county and HOA minimum lease terms first.
Often a fit for: seasonal and annual rental investors.
Renovation
Finance a mid-century house and its makeover together.
Often a fit for: buyers in Southside Village, Laurel Park and Gillespie Park.
New to owning
Thinking about a first home near the Gulf?
Buying your first place in Bradenton, Parrish or North Port? You may need less saved than you think. A few programs allow a smaller down payment, and gift funds from family can count. We show the cash to close for each, with insurance and HOA dues built in.
Keys and mainland
From Bradenton to Venice, keys included.
Sarasota and Manatee counties are home turf for this page: the barrier islands, the mainland neighborhoods and the master-planned communities inland.

Working with Matthew and Jordyn was truly an amazing experience. From the beginning to the closing table, they made the entire home buying process feel smooth, stress-free, and manageable. They were patient, knowledgeable, responsive, and always willing to answer my questions throughout every step. There were moments during the process that felt overwhelming, but they continuously reassured and guided me through it all. Their professionalism, communication, and dedication made such a difference for me and my family. I’m beyond grateful for their hard work in helping me become a homeowner. I've used Hayden and his team twice for a mortgage and a refinancing and cannot recommend them enough. Throughout the whole process, they remained exceptionally responsive and easy to communicate with, making each process as smooth and simple as it could possibly be. Their knowledge and ability to proactively move the process along allowed me to take a seat back and know that I was in good hands. Hayden always kept in mind the rate that I wanted to refinance at and regularly reached out to me until we approached a time where we could make it happen. The refinancing process was as seamless as I could imagine it going. Great people who are working on your side and are always available to assist.Posted on Google![]()

Hayden and Oak Capital Mortgage are awesome! Hayden acted like a partner every step of the way, always available when I needed him most, and always collaborative. This was my first time buying a house and I was doing it solo. Hayden always stayed cool and collected, and was also on top of things when I wanted to jump on an offer. I was talking to a few lenders in the beginning, but Hayden is the only one who just reached out (even after I signed on with him) to see how things were going, say hi, ask about the house hunt, and just be friendly and that all went a long way. Closing was a breeze on his end (even though I myself had a little hiccup, he was cool about it and always solutions-oriented). Thanks Hayden!Posted on Google![]()

Something so boring as a mortgage shouldn't also be stressful. And yet, it tends to be. Matthew Hassey and Jordyn Minton at Oak Capital couldn't fix the boring part, but they definitely made it less stressful. They were extremely clear and communicative, and answered each and every question I had, no matter how absurd. Do yourself a favor and work with them.Posted on Google![]()

As first time homeowners, my wife and I were naturally overwhelmed with information as we were shopping around lenders, to the point that we almost backed out of the whole ordeal. That is, until we switched to Oak Capital Mortgage and were paired with Hayden Wilson. Hayden was honest and transparent with us throughout the entire process from the moment he picked up the phone, and for that reason alone, I cannot recommend these folks enough. Nothing hidden from us, and every scenario laid out clearly for us to evaluate everything in its entirety. 10/10 service - you guys knocked it out of the park.
Can I finance a seasonal home on Siesta Key or Longboat Key?
Yes. A second-home loan works for a place you use yourself for part of the year. Lenders look at the property’s rental activity and, for condos, the building’s finances, so tell us how you plan to use it before you shop.
What is a wind mitigation inspection?
It’s a short inspection on Florida’s uniform form that records features like roof shape, roof-to-wall attachments and opening protection. Insurers use it when pricing windstorm coverage. Ordering one early gives you a truer picture of your monthly cost.
When should I apply for the homestead exemption?
If the home becomes your permanent residence, apply with the Sarasota or Manatee County property appraiser. You must own and live in it as of January 1, and the filing deadline is generally March 1. It’s separate from your mortgage, so add it to your post-closing list.
Can I qualify on retirement savings instead of a paycheck?
Often. Social Security and pension income count like regular income, and asset-based programs can use your investment and retirement balances to qualify. We look at what you have and match it to lenders whose guidelines fit.
Can I sign closing documents while I'm still up north?
Usually. Florida closings are run by a title agent or attorney, and many can arrange for you to sign elsewhere with a notary, subject to lender requirements. We’ll talk through signing options well before your closing date.
What's an elevation certificate, and do I need one?
It’s a surveyor’s document showing the home’s elevation compared with expected flood levels. It isn’t always required, but it can change how insurers price flood coverage. Some homes already have one on file, so ask the seller first.
Wintering here or moving for good? Let's talk.
Start online or call from wherever you live today. A Florida-licensed loan officer follows up personally and keeps things moving while you wrap up life up north.
