Bridge Loans
Buy your next home before you sell. Use the equity in your current home to move forward now, then sell on your timeline.
Takes about 2 minutes. A quick inquiry, not a loan application.
Who it's for
Often a fit when the next home can't wait.
A bridge loan is short-term financing that lets you tap the equity in the home you own to buy the next one, before the first one sells.
Move-up buyers
You’ve found the next home, but your equity is tied up in the one you’re selling.
Sellers who want a stronger offer
Buy without a home-sale contingency, so your offer competes like a cash buyer’s.
Second homes and investors
Short-term financing to secure a property while other assets are sold or refinanced.
The details
How bridge loans work
A bridge loan is secured by the home you already own. The proceeds can go toward the down payment, or the full purchase, on your next home. When your current home sells, the bridge loan is paid off from the sale.
Bridge loans are usually short term, often interest only, and some programs build the payments into the loan so you aren’t carrying two full mortgage payments while you sell. Terms, costs and eligibility vary a lot from lender to lender, which is where comparing options helps. Depending on your situation, a home equity line of credit or another strategy may fit better, and we’ll tell you if it does.
Why borrowers choose a bridge loan
- Buy before you sell, with no double move
- Make an offer without a home-sale contingency
- Use the equity you already have
- Sell on your timeline, not under pressure

What is a bridge loan?
Short-term financing secured by your current home, used to buy your next home before the current one sells.
How is it paid back?
Usually from the sale of your current home. Many programs are interest only during the term.
Do I have to make two mortgage payments?
Not always. Some programs set aside the bridge payments up front. We’ll show you how each option handles it.
How much can I borrow?
It depends on your home’s value, your equity and the lender’s limits. A licensed loan officer will walk you through what’s available.
Is a bridge loan better than a HELOC?
It depends on the size of the loan, your timeline and your finances. We’ll compare both for your situation.
What if my home takes longer to sell?
Many bridge programs offer extensions. We’ll review those terms with you before you commit.
