When is it a good time to refinance?

A refinance replaces your existing mortgage with a new loan. You might want a lower payment, a shorter repayment period, a different loan type or access to equity. A rate drop alone doesn’t tell you whether the change is worthwhile.

What is a temporary buydown?

A temporary buydown uses upfront funds to subsidize part of the scheduled mortgage payment for an introductory period. The mortgage’s note rate remains in place.

What is a Non-QM loan?

A non-qualified mortgage falls outside the Qualified Mortgage criteria. It may use different methods to document income or evaluate a borrower’s situation. It is not an automatic approval or a way to bypass underwriting.

Today's rates

What drives your mortgage rate?

Mortgage rates change every day, sometimes more than once a day, so we don’t post numbers that go stale. Your rate depends on your loan scenario and current lender pricing.

Loan type

Conventional, FHA, VA and USDA loans each price differently, and fixed-rate and adjustable-rate options work differently too.

Credit profile

Your credit score and history are major factors. Stronger credit typically unlocks better pricing.

Down payment

How much you put down affects your loan-to-value ratio, which influences both your rate and whether mortgage insurance applies.

The market

Bond markets, inflation news and Federal Reserve policy move rates daily, and no lender controls them.

As an independent broker, we shop multiple wholesale lenders for every scenario, so the rate we quote reflects real, current options, not one bank’s rate sheet. For today’s rate on your scenario, call (704) 275-8175.
