Put Your Home Equity to Work

Explore a HELOC, a home equity loan or a cash-out refinance, with guidance on how each option could fit your goals.

Takes about 2 minutes. A quick inquiry, not a loan application.

Who it's for

Three ways to use your equity.

We help you evaluate the options based on your current mortgage, borrowing needs and budget, so you can keep your current mortgage or compare a new one.

Home equity line of credit

A HELOC gives you access to a credit line secured by your home. Draw and repayment rules depend on the lender, and rates are often variable, so payments can change. It may be worth exploring when you need flexibility for expenses over time.

Home equity loan

Generally provides a lump sum with a set repayment schedule. It can sit alongside your existing first mortgage, so you keep that loan in place. Compare the interest rate, payment, fees and total cost for the amount you need.

Cash-out refinance

Replaces your existing mortgage with a larger loan, with eligible proceeds paid to you after closing. We compare the new terms with your current loan, including closing costs and the effect on your overall payment. More on refinancing.

Questions

Home equity questions, answered.

A HELOC is a credit line you can draw from over time, often with a variable rate. A home equity loan generally provides a lump sum with a set repayment schedule.

Not necessarily. A HELOC or home equity loan can sit alongside your existing first mortgage. A cash-out refinance replaces it.

These loans use your home as collateral, so missing payments can put your home at risk. Consolidating unsecured debt also moves that debt onto your home.

It varies with the loan program and your application. Once we review your situation, a licensed loan officer will walk you through what to expect.
