Local market guides
Local guides for North Carolina buyers.
These guides add local detail. We serve every county in North Carolina, not just these cities.
Charlotte
Our hometown and the state’s largest city, a banking and finance center where buyers weigh close-in neighborhoods against fast-growing suburbs.
Raleigh
The state capital anchors the Research Triangle, drawing buyers who work in tech, life sciences and the area’s major universities.
Asheville
A Blue Ridge mountain city known for its arts, food and outdoor life, with homes from in-town bungalows to properties with long-range views.
Greensboro
The largest city in the Piedmont Triad, where buyers often find more space for the money and growing manufacturing employers nearby.
Wilmington
A historic river port minutes from Wrightsville Beach and Carolina Beach, popular with coastal buyers, second-home owners and retirees.
Why it matters here
Buying in North Carolina has its own rhythm.
North Carolina has a few customs that shape how a purchase comes together. Knowing them early makes for a calmer path to closing.
Attorney-supervised closings
North Carolina residential closings are supervised by a licensed North Carolina attorney, who reviews title, handles the closing funds and makes sure your deed and deed of trust are recorded. We work alongside your closing attorney from contract to keys so the loan and the legal side stay in step.
The due diligence period
The standard North Carolina Offer to Purchase and Contract gives buyers a negotiated due diligence period for inspections, appraisal and loan approval. Buyers often pay the seller a due diligence fee, which is generally non-refundable, while earnest money is typically returned if you terminate within the period. We plan your loan milestones to land inside that window.
Who pays the excise tax
North Carolina charges an excise tax of $1 for every $500 of value when a deed is recorded, and state law places it on the seller. Buyers usually see attorney, title, recording and prepaid items instead. Your Loan Estimate lays these out line by line so nothing surprises you.
Coastal insurance, planned early
In North Carolina’s 18 coastal counties, homeowners and wind coverage may come from a private insurer or from the NC Insurance Underwriting Association, often called the Beach Plan. We encourage coastal buyers to request insurance quotes as soon as they are under contract so coverage is ready well before closing.
Loan options
Loan programs for North Carolina homes.
Because we are a broker, not a lender, we can shop your scenario across multiple wholesale lenders. Here are the programs North Carolina buyers ask about most.
Conventional
The everyday choice for many North Carolina buyers and homeowners, with fixed and adjustable options for primary homes, second homes and rentals.
Often a fit for: Buyers and refinancers with steady income and established credit.
FHA
Government-insured financing with flexible credit guidelines and a smaller down payment requirement. Learn more about FHA loans.
Often a fit for: First-time buyers across North Carolina who want more flexibility.
VA
For eligible veterans, service members and surviving spouses, with no down payment required for eligible borrowers. North Carolina is home to Fort Bragg, Camp Lejeune and many veterans. Learn more about VA loans.
Often a fit for: Eligible military families near bases or anywhere in the state.
Jumbo
For loan amounts above the 2026 conforming limit of $832,750 for a one-unit home. That limit applies in every North Carolina county, since none is designated high-cost.
Often a fit for: Buyers of higher-priced homes in places like Charlotte, Raleigh or the coast.
Bank Statement & Asset-Based
Qualify using bank deposits or verified assets instead of tax returns. These non-QM options suit North Carolina business owners whose returns do not tell the whole story.
Often a fit for: Self-employed borrowers, retirees and people with significant assets.
DSCR Investor
Qualify an investment property based on its rental income rather than your personal income, for long-term or short-term rentals.
Often a fit for: Investors buying rentals in North Carolina cities, beach towns or mountain markets.
Renovation
Finance the purchase or refinance and the improvements in one loan, so an older home can become the right home.
Often a fit for: Buyers eyeing older homes in established North Carolina neighborhoods.
Bridge
Buy your next home before your current one sells by tapping the equity you already have. Learn more about bridge loans.
Often a fit for: Move-up buyers with larger loan amounts.

I've used Hayden and his team twice for a mortgage and a refinancing and cannot recommend them enough. Throughout the whole process, they remained exceptionally responsive and easy to communicate with, making each process as smooth and simple as it could possibly be. Their knowledge and ability to proactively move the process along allowed me to take a seat back and know that I was in good hands. Hayden always kept in mind the rate that I wanted to refinance at and regularly reached out to me until we approached a time where we could make it happen. The refinancing process was as seamless as I could imagine it going. Great people who are working on your side and are always available to assist.Posted on Google![]()

Hayden and Oak Capital Mortgage are awesome! Hayden acted like a partner every step of the way, always available when I needed him most, and always collaborative. This was my first time buying a house and I was doing it solo. Hayden always stayed cool and collected, and was also on top of things when I wanted to jump on an offer. I was talking to a few lenders in the beginning, but Hayden is the only one who just reached out (even after I signed on with him) to see how things were going, say hi, ask about the house hunt, and just be friendly and that all went a long way. Closing was a breeze on his end (even though I myself had a little hiccup, he was cool about it and always solutions-oriented). Thanks Hayden!Posted on Google![]()

Something so boring as a mortgage shouldn't also be stressful. And yet, it tends to be. Matthew Hassey and Jordyn Minton at Oak Capital couldn't fix the boring part, but they definitely made it less stressful. They were extremely clear and communicative, and answered each and every question I had, no matter how absurd. Do yourself a favor and work with them.Posted on Google![]()

As first time homeowners, my wife and I were naturally overwhelmed with information as we were shopping around lenders, to the point that we almost backed out of the whole ordeal. That is, until we switched to Oak Capital Mortgage and were paired with Hayden Wilson. Hayden was honest and transparent with us throughout the entire process from the moment he picked up the phone, and for that reason alone, I cannot recommend these folks enough. Nothing hidden from us, and every scenario laid out clearly for us to evaluate everything in its entirety. 10/10 service - you guys knocked it out of the park.
Do I need an attorney to close on a home in North Carolina?
Yes. A licensed North Carolina attorney supervises residential closings, reviewing title, handling closing funds and seeing that the deed and deed of trust are recorded. You can choose your closing attorney. We coordinate with that office throughout the loan so documents, payoff figures and funding are ready on closing day.
How does the due diligence period affect my loan timeline?
Under the standard North Carolina contract, your inspections, appraisal and loan approval ideally happen within the due diligence period you negotiate. The due diligence fee paid to the seller is generally non-refundable, so we start your application early and order the appraisal promptly to give you clear answers before that window closes.
Who pays the North Carolina excise tax on a home sale?
The seller. North Carolina law makes the transferor responsible for the excise tax of $1 per $500 of value, paid to the county register of deeds before the deed is recorded. Buyers typically pay for items such as the attorney, title insurance, recording the deed of trust and prepaid taxes and insurance.
How does homeowners insurance work on the North Carolina coast?
In the 18 coastal counties, coverage may come from a private insurer or from the NC Insurance Underwriting Association, known as the Beach Plan, which writes homeowners and wind policies the private market does not. If the home is in a FEMA flood zone, flood insurance will also be required. Requesting quotes early keeps your closing on track.
Is there property tax relief for disabled veterans in North Carolina?
Yes. Honorably discharged veterans with a total and permanent service-connected disability can exclude the first $45,000 of their home’s appraised value, with no income limit. Homeowners 65 or older, or totally and permanently disabled, may qualify for a separate income-based exclusion. Applications go to your county tax office, generally by June 1.
Do you serve all of North Carolina?
Yes. We are licensed throughout North Carolina and help buyers and homeowners in every county, from Murphy to Manteo. Our office is in Charlotte, and for clients farther away we work by phone, video call and e-signature, coordinating with your local agent and closing attorney so distance never slows you down.
