The details
How FHA loans work
FHA loans are mortgages insured by the Federal Housing Administration and funded by approved lenders. They generally include upfront and annual mortgage insurance premiums, known as MIP. Conventional loans may require private mortgage insurance, or PMI, depending on the down payment and loan structure. These costs and cancellation rules differ, so we compare the full monthly payment and upfront costs with you.
Lenders will want to see your employment history, an appraisal and your debt-to-income ratio, and each lender may ask for additional documentation or explanations. Loan limits and refinance options depend on the program and lender.
Why borrowers choose FHA
- Lower down payment options
- More flexible credit guidelines
- Assumable loans that can transfer to a future buyer
- Access to streamlined refinancing programs

What is an FHA loan?
A mortgage insured by the Federal Housing Administration and funded by approved lenders. The insurance lets lenders offer more flexible qualification guidelines.
What does an FHA loan require?
Lenders review employment history, an appraisal and your debt-to-income ratio. FHA loans are only available for a primary residence, and each lender may ask for additional documentation.
How much do I need for a down payment?
It depends on the program, the property and your situation. We’ll walk you through what each option requires.
Does an FHA loan have mortgage insurance?
Yes. FHA loans generally include an upfront premium and an annual premium, known as MIP. We compare those costs with conventional options so you can see the full picture.
What is the difference between pre-approval and pre-qualification?
Pre-qualification gives a general estimate based on the financial information you share. Pre-approval involves a detailed review of your income, assets and credit, which gives you a stronger position when making an offer.
How long does the mortgage process take?
It varies with the loan program and your application. Once we review your situation, a licensed loan officer will walk you through what to expect.
