Mountain homes need mountain know-how.
Mountain property can be tricky to finance. A West Asheville bungalow and a hillside home off a gravel road near Weaverville may need different lenders, and as an independent broker we can go to either. Your loan officer is licensed in North Carolina.

Blue Ridge buyers
Financing built for mountain properties.
Asheville homes rarely fit a cookie-cutter mold. Steep lots, private roads, wells, septic systems and older houses all shape how a loan comes together. We work with Asheville-area buyers regularly and plan for those details from the start.
Private roads, wells and septic
Road maintenance agreements, well and septic inspections, and one-of-a-kind homes with few comparable sales can all affect underwriting. We flag them early.
Flood maps after Helene
Some homes near the French Broad and Swannanoa rivers that were never mapped high-risk now sit in a floodplain, and maps may be updated. We check flood status and coverage before you commit.
Short-term rental zoning
The city limits whole-home short-term rentals in residential zones. If you plan to rent, we help you confirm zoning first and look at DSCR loans for long-term rentals.
Artists, makers and contractors
Plenty of Asheville income does not come on a W-2. Bank statement and asset-based programs qualify you on deposits or savings.
Mountain loans
Ridgetop, riverside or right downtown.
Relocating to the mountains, buying a first place near downtown or adding a long-term rental? The property shapes the program. Open one to see who it suits.
Conventional
Primary residences, second homes and refinances across Buncombe and Henderson counties, including homes on well and septic.
Often a fit for: buyers with established credit and steady income.
Renovation
Fold repairs or updates into the purchase loan, helpful for dated houses or homes that need work.
Often a fit for: Montford, Kenilworth, Haw Creek and West Asheville buyers.
FHA
An FHA-insured loan with a lower down payment and flexible qualifying. How FHA works.
Often a fit for: first-time buyers in Candler, Arden and Leicester.
VA
Benefits earned through service, with no down payment required for eligible borrowers. VA loan details.
Often a fit for: veterans settling in Western North Carolina and eligible surviving spouses.
Bank Statement & Asset-Based
Bank deposits or savings take the place of tax returns.
Often a fit for: artists, makers, brewers and restaurant owners.
Jumbo
Loans above $832,750 for Biltmore Forest, Grove Park and parts of North Asheville.
Often a fit for: view-lot and estate purchases.
DSCR Investor
Rental income qualifies the loan; since Asheville limits whole-home short-term rentals in residential zones, confirm zoning first.
Often a fit for: long-term landlords and investors where local rules allow.
Bridge
Buy your mountain home before your current one sells. Bridge loans, explained.
Often a fit for: relocating buyers with larger loan amounts.
Your first place
Want your own spot in the mountains?
Asheville prices can make ownership feel far off. It may be closer. Some programs take a smaller down payment, and some accept family gifts. We list the upfront cash for each program you qualify for, so a condo near downtown and a house in Candler or Leicester can be weighed fairly.
Western NC
Buncombe, Henderson and the hollows between.
We help buyers across Buncombe, Henderson, Madison and Haywood counties, from city lots in Asheville to homes up a gravel road.

Working with Matthew and Jordyn was truly an amazing experience. From the beginning to the closing table, they made the entire home buying process feel smooth, stress-free, and manageable. They were patient, knowledgeable, responsive, and always willing to answer my questions throughout every step. There were moments during the process that felt overwhelming, but they continuously reassured and guided me through it all. Their professionalism, communication, and dedication made such a difference for me and my family. I’m beyond grateful for their hard work in helping me become a homeowner. I've used Hayden and his team twice for a mortgage and a refinancing and cannot recommend them enough. Throughout the whole process, they remained exceptionally responsive and easy to communicate with, making each process as smooth and simple as it could possibly be. Their knowledge and ability to proactively move the process along allowed me to take a seat back and know that I was in good hands. Hayden always kept in mind the rate that I wanted to refinance at and regularly reached out to me until we approached a time where we could make it happen. The refinancing process was as seamless as I could imagine it going. Great people who are working on your side and are always available to assist.Posted on Google![]()

Hayden and Oak Capital Mortgage are awesome! Hayden acted like a partner every step of the way, always available when I needed him most, and always collaborative. This was my first time buying a house and I was doing it solo. Hayden always stayed cool and collected, and was also on top of things when I wanted to jump on an offer. I was talking to a few lenders in the beginning, but Hayden is the only one who just reached out (even after I signed on with him) to see how things were going, say hi, ask about the house hunt, and just be friendly and that all went a long way. Closing was a breeze on his end (even though I myself had a little hiccup, he was cool about it and always solutions-oriented). Thanks Hayden!Posted on Google![]()

Something so boring as a mortgage shouldn't also be stressful. And yet, it tends to be. Matthew Hassey and Jordyn Minton at Oak Capital couldn't fix the boring part, but they definitely made it less stressful. They were extremely clear and communicative, and answered each and every question I had, no matter how absurd. Do yourself a favor and work with them.Posted on Google![]()

As first time homeowners, my wife and I were naturally overwhelmed with information as we were shopping around lenders, to the point that we almost backed out of the whole ordeal. That is, until we switched to Oak Capital Mortgage and were paired with Hayden Wilson. Hayden was honest and transparent with us throughout the entire process from the moment he picked up the phone, and for that reason alone, I cannot recommend these folks enough. Nothing hidden from us, and every scenario laid out clearly for us to evaluate everything in its entirety. 10/10 service - you guys knocked it out of the park.
What extra steps come with a mountain property loan?
Homes on private or gravel roads may need a road maintenance agreement, and wells and septic systems usually call for testing or inspection. Unusual homes can also take the appraiser longer to compare. We schedule these items early so they don’t crowd your closing.
Has Hurricane Helene changed how I should shop for insurance?
Flood risk in the mountains can change from one street to the next. If a home is in a FEMA special flood hazard area, the lender will require flood coverage, and maps for parts of the region may be updated after Helene. Check the current designation and get a quote early in your due diligence period.
Can I buy an Asheville home to use as a short-term rental?
Be careful here. The City of Asheville limits whole-home short-term rentals in residential zones, while owner-occupied homestays are treated differently, and county rules outside the city vary. Confirm zoning for the exact address before counting on that income.
Can I finance a second home in Black Mountain or Weaverville?
Yes. Plenty of families keep a getaway in Black Mountain or Weaverville, and a second-home loan covers a place you use yourself part of the year. Lenders expect it to be suitable for year-round use and not rented full time; if rental is the point, it becomes an investment loan.
How should I plan due diligence on a mountain home?
North Carolina’s standard contract gives you a negotiated due diligence period, usually with a fee paid to the seller. Mountain homes may need a survey, well test, septic inspection and road review on top of the usual inspection, so book them the day you go under contract.
Do I need a North Carolina attorney to close in Buncombe County?
Yes. A licensed North Carolina attorney conducts residential closings, and you’re free to choose one in the Asheville area. We keep that attorney, your agent and the lender working from the same timeline.
